Salt Lake City Property Management

Salt Lake City property management is its own kind of work. The homes are older, the rental mix is wider, and the tenants range from university students to long-term families. First Class Property Management has managed rentals in Salt Lake County since 2017, and our office at 7985 South 700 East in Sandy is a short drive from every Salt Lake City neighborhood we serve.

We're owner-operated. When you hire us, you work with Peter Nguyen directly. He answers the phone, walks the properties, and speaks with owners and tenants in English or Vietnamese.

A City of Older Homes and Mixed Rentals

Salt Lake City has some of the oldest housing in the valley. Many homes in the Avenues and Sugar House date back to the early 1900s. Rose Park and Glendale are full of mid-century homes. That age shows up in the work: original plumbing, older electrical, aging sewer lines, and basements that were never built to be living space.

The rental mix is wide too. On one street you can find a single-family bungalow, a converted duplex, and a small fourplex. We manage all of them. Each one needs a different approach to leasing, utilities, and upkeep, and we set that up from day one through our new landlord onboarding process.

What We Handle for Salt Lake City Owners

Tenant placement and screening. Every applicant gets a background check, credit report, eviction search, and income verification. Our tenant placement and leasing services cover listings, showings, lease preparation, and move-in.

Long-term leasing. Most of the Salt Lake City homes we manage are long-term rentals. We handle rent collection, tenant communication, renewals, and compliance through the whole lease. We accept cash rent too, so a qualified tenant isn't turned away over payment method.

Section 8 and affordable housing. Voucher tenants rent across the city. Our Section 8 and affordable housing management covers the voucher paperwork, housing authority inspections, and ongoing compliance that many managers avoid.

Short-term rentals. For owners who rent by the night, our short-term and Airbnb property management covers guest coordination and turnovers.

Evictions done by the book. When it comes to that, our eviction support and legal compliance work follows Utah's notice and filing rules and coordinates with legal counsel.

Renting Near the University of Utah

Neighborhoods near the University of Utah draw steady interest from students, faculty, and hospital staff. That demand is good for owners, but it changes the job. Leases often line up with the school year. Roommate groups need clear rules on who is responsible for rent and damage. Move-outs tend to land in the same few weeks.

We plan for that. We screen every adult on the lease, put responsibilities in writing, and schedule turnovers ahead of time so the home is ready for the next tenant.

Maintenance for Older Salt Lake City Homes

Older homes reward a maintenance schedule instead of waiting for things to fail. We check furnaces, water heaters, and supply lines on a routine basis and catch small problems before they turn into big ones.

Every repair goes to a licensed, insured vendor. Our 24/7 emergency maintenance coordination means a tenant with a burst pipe at night gets a real response, not a callback the next afternoon.

Homes built before 1978 also come with a federal lead-based paint disclosure at lease signing. We make sure it's in the file.

Clear Reporting, One Point of Contact

You get monthly owner and investor reporting that shows where the money went. You also get one person who knows your property by address. If you have a question, you call Peter.

Whether you live across town, out of state, or own a single duplex you used to live in, the goal is the same: steady rent, a well-kept home, and no chasing updates.
